Application:

Application for reservation of apartments shall be made on the prescribed from (supplied by the company) duly signed by the applicant along with the Booking money. SK Properties reserves the right to accept or reject any application.

Allotment:

Allotment will be made on First come first served basis. After receiving the required down payment within a specific period, allotment letter will be issued by the company containing a definite payment schedule.

Mode of Payment:

All Payment shall be made by the purchaser as per payment schedule. Payment must be made by crossed cheque/ bank draft/ pay order in favor of the company.

Transfer of Allotment:

Until making full payment of all the installments and other changes, the buyers shall not have the right to transfer the allotment to a third party. However, the company may allow transfer of allotment to a third party subject to an additional payment which needs to be discussed and mutually agreed upon.

Sign of ‘Deed of Agreement’:

After making the payment of 30% of the total price, the buyer has to sign the Deed of Agreement. Deed of Agreement should be signed within 30 days from the date of booking the apartment.

Change of plan & Design:

The Company has the right to any minor change in specification, floor plan, elevation or other related design for the better interest of the project. Final measurement of apartments at handover time shall be accepted by both customer and Developer and the price will be so adjusted.

Schedule of Payment:

The buyer must strictly adhere to the schedule of payment to ensure timely completion of the project. Any delay in payment will de3lay the handover time of the building and will make the buyer liable to pay charges at the prevailing rate on the amount overdue.

Cancellation of Allotment:

For non-payment of installments beyond 2 (two) months, the company reserves the right to cancel the allotment. In such event the deposited amount will be refunded to the client after deduction of 10% (ten percent) of the total amount paid. The client can also cancel the allotment but refund will be made with the same deduction of 10% after re-sell of the respective apartment.

Incidental Cost:

Connection fees, Association fees, VAT and any Government security deposit are no included in the price of the apartment/ space which shall be borne by the purchaser at actual.

Registration:

Stamp duties, registration fees, transfer fees, Gain tax, AIT, VAT, documentation charges and any other incidental charges related to documentation shall be borne by the Purchaser. The company will make necessary arrangements for all such formalities.

Owner Welfare Association:

All purchasers will have to be a member of the said association which will be responsible for management of common facilities like gas, water sewerage, electricity, lift, pumps, electric generator, annual maintenance of the building etc. The monthly expenses on this account shall be borne by the flat owners collectively, building, etc.
